Furnace Maintenance: The Fall Checklist That Actually Matters

Why bother, with a 10-week winter?
Fair question. Between metro Atlanta and the Piedmont, the furnace works maybe ten hard weeks a year, and it is tempting to let it ride. Here is what that skips over: the other forty-two weeks, the thing sits idle in a humid crawlspace or garage collecting dust, and dust on a burner assembly is exactly what makes a furnace hard-start in November.
The first genuinely cold night proves it every year. A tech in Cobb County told us his phones go quiet all October, then the first 30-degree morning lands and he books two weeks solid overnight. Same story in Charlotte and Greenville. The furnaces that fail that morning did not break that morning. They had been failing quietly since March.
Ten minutes in October beats a space-heater weekend in December. That is the whole pitch.
The tune-up is really a carbon-monoxide inspection
Here is the opinion this page is built on: what the industry calls a furnace tune-up is really a carbon-monoxide inspection with a maintenance bonus. That is why you do not skip it, even down here where the furnace barely works for a living.
A gas furnace holds a flame inside a metal heat exchanger, and your household air passes over the outside of that metal. As long as the wall is intact, combustion gases go up the flue and you get clean heat. Let a crack open — and after 15–20 years of heating and cooling cycles, metal fatigues — and exhaust can bleed into the ductwork. Carbon monoxide has no smell and no color. The scope camera a tech runs through the exchanger is the only part of the visit you genuinely cannot replicate, and it is the reason the appointment exists.
The efficiency gains, the cleaner burn, the parts that get caught before they strand you? Real, and worth having. Bonus. The CO check is the job.
If your home burns gas — furnace, water heater, range — you need a working CO detector within 10 feet of every bedroom door, and one on each level. They cost $20–$50 and expire in 7–10 years; the date is printed on the back, and most people have never looked. Headaches, dizziness, or flu symptoms that clear up when you leave the house are the classic missed sign. Test the buttons every fall when you swap the filter. Two minutes.
What a $100–$200 tune-up actually includes
A real tune-up is not a guy glancing at the filter and leaving a sticker. On a proper visit the tech will:
- Pull and clean the burners, so the flame runs blue and even instead of lazy and yellow
- Polish the flame sensor — a $10 cleaning that prevents the single most common no-heat call
- Scope the heat exchanger for cracks and corrosion
- Check gas pressure against the rating plate and test the ignitor
- Verify the safety controls: limit switch, rollout switches, pressure switch

The line is simpler than the internet makes it. Airflow and batteries are yours. Anything touching gas, flame, or fragile ignition parts belongs to a licensed tech.

The filter deserves one more word. In the Piedmont, the same filter that spent April catching pine pollen is half-loaded before heating season even starts, so do not carry a spring filter into winter. Fresh media in October, then check monthly. Skip the max-MERV allergy filters unless you truly need them — they choke airflow, and airflow is what keeps the heat exchanger from cooking itself.
