Plaster walls, heart-pine framing, no duct chases, and a historic review board with opinions about exterior changes. That efficiency row deserves a footnote. ENERGY STAR pegs typical duct losses at 20–30% of the energy moving through them, mostly in unconditioned attics, and in a Georgia attic hitting 130°F in July the losses run toward the high end. Here is my honest position, and some mini-split fans will bristle: if your house has ductwork in decent shape, the ducted heat pump is the better buy for whole-home comfort. You already paid for the delivery system. A 3-ton ducted unit at $7,500–$11,000 conditions every room, while covering the same house with four or five ductless heads runs $12,000–$18,000 and puts a plastic box on five of your walls.
The single central filter matters more than the brochures admit. Come late March, when metro Atlanta turns yellow and the pollen count blows past 1,000, one $25 MERV-11 filter at the return grille catches it for the whole house. A multi-head setup asks you to pull and rinse a screen in every room. You will do it twice. Then you will stop.
Resale plays in too. Buyers in Marietta or Cary expect central air with invisible vents, and wall heads in every bedroom read as a workaround, fair or not.
When the mini-split wins: no ducts, no contest
Flip the situation and the answer flips with it. No ductwork, or ductwork too rotten to trust? The mini-split stops being the alternative and becomes the obvious call.
- Homes built before central air. Savannah and Charleston have whole districts of them, and so do the older streets inside the Beltline in Raleigh. Retrofitting ducts into plaster costs more than the equipment.
- The FROG. If you have house-hunted in the Carolinas you know the term: finished room over garage. Famously the hottest room in the house, because the builder ran one sad duct up there. A single head fixes what the central system never could.
- Additions and sunrooms. Stretching existing ductwork to new square footage often unbalances the whole system. A dedicated zone touches nothing.
- Garages and workshops. Code bars tying a garage into house ductwork anyway, so ductless is the clean path.

The 25C federal tax credit that once covered up to $2,000 of a heat pump install expired on December 31, 2025, and mini-splits went down with it. What survived: utility rebates.
